Alta Mesa Plaza is in Mesa, AZ, Pepperwood Plaza is in Tempe, AZ, Midvale Park Center and Rincon Plaza are in Tucson, AZ, and Warner Plaza is in Chandler, AZ. The properties were inspected in 08/2008; rated in Good condition. The consolidated YE 2008 NCF DSCR is 1.24 with an occ of 100%. The loan has been placed on the watchlist due to the July 2009 annoucement that Basha\''s Supermarket (Basha''s) has filed Ch. 11. Basha''s occupies 100% NRA at Peppewood plaza with a lease expiring on 02/29/2024. The subject property was not on the Basha''s store closing list. Bwr also confirmed on 07/09/09 that to date, they have not received any notification from Basha''s that the store at the subject property will be closing. Additionally, due to the bankruptcy of Basha''s, a servicing trigger event has occurred, and the loan will now become cash managed. Servicer is in process of implementing the cash management of the loan. Bank of America will continue to monitor the loan.

Loan has been placed on the watchlist due to Dominck\''s, who leases 66,769 sf or 73.47% NRA and is wholly owned by Safeway,Inc., space is dark as of May 2007. Per Borrower, Dominick''s continues to make rental payments pursuant to their lease. Per Borrower, Dominick''s asking rate for the sub-lease of the space is $6-$7 NNN. Per Borrower, if this space was a direct lease the market rate would be $9 PSF/NNN. Borrower further stated that Dominick''s has hired a broker who is actively marketing the space. As of April 2009, there are no prospects for the former Domnick''s space. Bank of America will continue to monitor the loan.
