The property was inspected on 03/10/08; rated in Good condition. The YE 2008 NCF DSCR is 1.13 with an occupancy of 58.92%, an ADR of $72.11, and a RevPar of $42.49. The decline in NCF is a result of a revenue decline further caused by an occupancy decline. 2008 Revenues have declined 19% from YE 2007, and 35% from U/W. Occupancy has fell 13% from YE 2007, and ADR and RevPar have declined 6% and 18% respectively. Per Borrower, the decline in revenues is a result of the current weak U.S. economic conditions. Borrower stated that they have increased spending on advertising as a measure to stabilize occupancy. March 2009 STAR report indicates the subject property has higher occ, ADR and RevPar than their competitive set. Subject property Occ, ADR, and Revpar were 61.5%, $71.56 and $44.04, respectively. Competitive set Occ, ADR, and RevPar were 57.6%, $67.35, and $38.80, respectively. 2008 operating expenses have declined 16% from YE 2007. Bank of America will continue to monitor the loan. |
