The decline in DSCR is attributed to an increase in vacancy resulting in lower EGI. The subject is located in Universal City very near Randolph Air Force Base. Due to an unusual amount of deployments in the middle of 2008 the subject experienced a higher level of vacancies and found it necessary to reduce rents and offer concessions of one months rent to encourage rentals and resident retention. Based on 1Q 2009 financials the DSCR has improved to 1.12, however, the DSCR remains <75% of the U/W DSCR, which was 1.82. Bank of America will continue to monitor the loan. | |||||||
