Q1 09 NCF DSCR is 3.41x with occupancy of 86%. 4Q 08 NCF DSCR is 2.49 with occupancy of 67%. 3Q 08 NCF DSCR is 2.60x with occupancy of 67%. 2Q 08 NCF DSCR was 2.54x with occupancy of 67%. 1Q 08 NCF DSCR is 3.03x with occupancy of 69%. YE 2007 DSCR was 2.65x with occupancy of 70%. YE 2006 DSCR was 3.36x with occupancy of 77%. The existing CVS store (9,475 sf) was closed and vacated when construction on the new Super CVS (15,275 sf), was completed. Per borrower, Dollar Store has emerged as a viable tenant and constructive negotiations continue to be ongoing. Asking rates for the vacant space are comparable to rent CVS formerly paid on the space of $11.44/sf. The space is being marketed in-house. Bank of America will continue to monitor the loan.

YE 2007 DSCR was 1.02 with occupancy of 62%. YE 2006 DSCR was 1.29 with occupancy of 87%. DSCR has lowered due to the occupancy decreasing. Tenant improvement allowances are being offered to new tenants. Per 1/1/09 rent roll the occupancy has increased to 66% and the average annual rental rate is $14.26/sf.
