The DSCR and occupancy for the three months ended 03/31/09, year ended 12/31/08 were 1.57x and 68% and 1.48x and 100%, respectively. On 05/11/09 the borrower stated that occupancy is 68%. The property is marketed by a leasing company that specializes in Biomedical Real Estate. They have had little interest at this time. On 06/26/09 the borrower provided a letter expressing concern and hardship as a result of two tenants vacating the property at lease expiration. The property is now 35% vacant. They have requested modification of the loan, restructuring of the debt and a reduction of the UPB. The borrower is due for the 08/06/09 payment. The property was last inspected on 06/12/09 and received a rating of good. Capmark will continue to monitor the loan.
